All reservations must be secured with a debit or credit card. Please note that we usually take a non-refundable deposit of the first nightâs stay on the day of booking.

No further monies will be taken until the day of departure, when you can pay the balance.

If cancelled or modified 7 days or more before arrival, then the deposit held will be non- refundable.

If cancelled or modified 7 days or less before arrival, or in the event of a no-show, then the total cost of the reservation will be charged.

Your booking is a Legal contract therefore we recommend that you take out holiday insurance to cover any eventuality of you needing to cancel.

We insist our guests do not smoke or consume take-away meals in our house, we regret that if you do not comply with our wishes you may be asked to leave and you may incur extra charges to cover any damage or loss of business as a result of this.

In the unlikely event we had to cancel your booking, if the room had been flooded or damaged or a possible double booking we would attempt to find alternative accommodation. If this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

We apologise for the need of the terms and conditions. We hope you will understand that, due to previous experiences, we have found it necessary to adopt these policies in line with the Tourist Board and other guest accommodation in the area to avoid any misunderstanding in the future.

Rooms are usually ready for check-in by 2pm. You are of course welcome to arrive earlier and we will be pleased to take your bags for safe keeping until your room is ready for you. We would really appreciate it if you could let us know in advance your estimated time of arrival, especially if you expect to arrive after 7.00pm. If we are not able to be here when you arrive we will arrange for your room key to be made available to you.
